At Elite Roofing, this a common question we receive when discussing a roof replacement with a homeowner. Because every roofing system is unique, there are 5 variables to consider when determining how long it will take to complete your roof replacement:
1) What is the size of your roof?
The larger the roof, the longer the replacement will take, and the more manpower will be required.
2) How steep is your roof?
The steeper the slope of the roof, the more difficult it is to navigate. In some cases, safety harnesses are required which naturally adds time to the project.
3) How many layers do you have?
Older Denver roofs often have several layers of shingles. Because layering is no longer up to code, we have to remove all existing singles before laying your new roof. The more layers you have, the longer it will take to complete your roof replacement.
4) What kind of access does the property allow?
In many cases, we are able to place a dump trailer in the driveway of the home. However, some Denver homes have less access and the dump trailer has to be placed further away. In these cases, the time required to remove and dispose of existing roofing materials can add time to the completion of the project.
5) What type of roofing material is existing and what type is being installed?
They type of material being removed, as well as the type being put in place, play a role in the time required to complete your roof replacement. Speak to your roofing contractor about the roofing materials with which you’re working to gain a better understanding.
Denver Residential Roofing Replacement
While every job is unique, there are a few facts about Denver roofing every homeowner should understand:
- The average roof size is 25-30 squares
- Most Denver roofs are asphalt shingles
- The older the roof, the longer it takes to replace
- Older Denver roofs often require code upgrades
- Asphalt roofs are much faster than specialty roofs
While each of the above variables is a factor in how long it will take to replace your roof, most can be completed in 1 to 2 days.
