When Your Commercial Roof Should be Repaired Rather Than Replaced

TPO roofingMaintaining a healthy roofing system is critical to the integrity of any structure. This is particularly true when it comes to commercial buildings. A damaged roof, if ignored, can lead to additional costly repairs and complications. From exposed plumbing and wiring to water damage, the fall out of a damaged commercial roof can prove to be extraordinarily costly. Imagine the repairs you could face, even from a small leak, after a Colorado storm season. Or the widespread damage you could face if just a small amount of your electrical system is exposed to the elements. Suddenly a simple roof repair would be the least of your problems.

There is however good news, a damaged commercial roof does not always require a complete replacement. In many cases, a simple repair can protect the integrity of a commercial roof for years to come.  When is it time to repair rather than replace? Let’s take a closer look!

When it’s Time to Repair a Commercial Roof

Depending on the type of commercial roofing system you have in place, it may very well be simple to replace the compromised section(s) of your roof. You should consider a repair if:

  • The roof has not yet exceeded its expected lifespan
  • The roof is still energy efficient
  • The roof is still in relatively good shape
  • You are not prepared to invest in a new roof

When it’s Time to Re-cover a Commercial Roof

Again, depending on the type of commercial roofing system you have in place, re-covering the existing roof may be your best option. If you have a single membrane roof, that has not been re-covered in the past, this may prove to be your best option. You should consider a re-cover if:

  • The original membrane has met or exceeded its expected lifespan
  • The roof is still energy efficient
  • The roof has not yet been re-covered
  • You are not prepared to invest in a new roof

When it’s Time to Replace a Commercial Roof

However, in some cases a damaged or aging commercial roofing system simply needs to be replaced. If the roof is not eligible for replacement or recovering, as a result of extensive damage or wear and tear, it might be time to replace your commercial roof. You should consider replacing your roof if:

  • The roof has stained damage to 25% or more of its overall surface area
  • The roof is no longer energy efficient
  • The roof has already been re-covered previously
  • You are looking for a long term roofing solution
